Eligibility
Your length of service or service commitment, duty status and character of service determine your eligibility for specific home loan benefits. *Eligibility now includes National Guard members with at least 90 days of active service including at least 30 consecutive days under Title 32, Sections 316, 502, 503, 504 or 505. Purchase Loans and Cash-Out Refinance: VA-guaranteed loans are available for homes for your occupancy or a spouse and/or dependent (for active duty service members). To be eligible, you must have satisfactory credit, sufficient income to meet the expected monthly obligations, and a valid Certificate of Eligibility (COE).

- Obtain your VA Certificate of Eligibility (COE) as the 1st step of the homebuying process.
- Get your COE through your lender, on VA.gov, or by mail.
- Choose a private lender, such as a bank or mortgage company, to get a VA home loan.
- Apply through that lender for the home loan benefit you want, such as a purchase loan or cash-out refinance.
- If applying for a Native American Direct Loan, first confirm your tribal organization participates in the VA direct loan program.
- If applying for an adapted housing grant, complete the online application or submit VA Form 26-4555 to your nearest Regional Loan Center.

What to expect
